Driveways, footpaths, gardens and patios
We install resin-bound surfacing for new and replacement driveways, footpaths, garden paths, patios, courtyards and entrances. A small garden seating area and a driveway carrying vehicles need different preparation, so we agree the construction around the intended use.
Tell us about your preferred appearance, the areas you want connected and any existing steps, gates, covers or adjoining surfaces. The finish, edges and levels are included in the proposal.
DALTEX resin range and Resin Mill products
We use the DALTEX resin range and Resin Mill resin-bound products. We discuss your preferred finish and confirm the selected products and installation specification in the written quotation.
The surface, supporting base and drainage are planned as one compatible construction, with the specification suited to the area and how it will be used.
UV-stable and non-UV resin options
We offer UV-stable and non-UV resin-bound options to suit the customer and the application. We explain the differences and agree the selected product before installation.
For exposed outdoor surfaces where colour stability matters, UV-stable resin is recommended. Non-UV resin can darken or change colour in sunlight, and differently shaded areas can develop different tones. This needs to be considered alongside the chosen aggregate and setting.
Commercial resin-bound surfacing and large-project rates
We offer project-specific commercial rates for larger resin-bound areas. Projects include swimming pool surrounds, clubhouse entrances and paths, restaurant terraces, hotel grounds, leisure facilities and visitor sites.
Send your measured area, plans, photographs, location and required programme. We price the preparation, base construction, selected resin system, design and access arrangements together, with any phased working agreed for an occupied site.
For pool surrounds and other wet areas, we review system suitability, drainage, cleaning requirements and the required slip performance before agreeing the specification.
New steps, designs and styles to suit your property
We can install new steps alongside your driveway, patio or garden paths, and tailor the layout, shapes and style to your preferences. We plan how the different areas meet so entrances, paths and seating areas work together.
Send photographs or examples of the look you have in mind. We agree the design, finished levels, step details and edges before starting, taking account of available space, access and drainage.
Excavation, waste removal and clean hardcore
We carry out excavation to remove the existing surface and unsuitable material, with removal of the waste arising from our agreed work. We establish the formation and levels before building the new surface.
For a permeable construction, we use clean, free-draining hardcore selected for the required sub-base. Its grading, depth and compaction are matched to the ground and loading. We then install an open-textured porous tarmac or porous concrete supporting base to suit the agreed resin system and project specification.
SuDS and a permeable resin-bound construction
SuDS stands for Sustainable Drainage Systems. The aim is to manage rainfall close to where it falls, helping control runoff and reducing pressure on conventional drainage. A correctly designed permeable resin-bound surface can form part of that approach.
Water needs a suitable route through the complete construction. We consider the resin surface, supporting base, free-draining sub-base and the ability of the ground or agreed drainage system to receive water. Our supporting-base options are open-textured porous tarmac and porous concrete, selected to suit the resin system and project design.
A resin finish over an impermeable base is not automatically a fully permeable driveway. Ground conditions, drainage arrangements and maintenance also matter; sweeping away leaves and debris helps keep the surface open.
Do resin-bound driveways need planning permission?
In Scotland, a householder driveway or patio that meets the permitted development rules does not need a planning application. For hard surfacing between a house and a road, the rules require a porous surface or provision for runoff to reach a porous area within the property.
This is not an automatic exemption for every resin-bound installation. The rules differ for flats and commercial premises; conservation areas, listed properties and restrictions on permitted development must be checked. New or altered road access may need separate approval.

How we approach the work
- Survey the area, construction, levels, use and drainage; agree the layout, steps, resin type, work phases and any approvals needed.
- Excavate the agreed area and remove the old surface, unsuitable material and waste arising from our works.
- Form the agreed levels and compact the specified clean, free-draining hardcore sub-base for a permeable construction.
- Install an open-textured porous tarmac or porous concrete supporting base to the agreed specification, together with the planned steps, edging and drainage details.
- Prepare the base and install the selected DALTEX or Resin Mill resin-bound products as a compatible system, following the agreed specification and design.
- Allow the surface to cure, check the completed work and explain cleaning, drainage maintenance and when it can be used.
A permeable resin-bound finish needs a compatible base, sub-base and drainage arrangement. Clean hardcore alone does not make a driveway SuDS compliant. Your written quotation identifies the proposed construction and preparation.

What does SuDS mean for a resin-bound driveway?
SuDS means Sustainable Drainage Systems. A permeable resin-bound construction can help manage rainfall close to where it lands. The resin surface, supporting layers, ground conditions and drainage route must work together.
Does a resin-bound driveway need planning permission in Scotland?
A qualifying householder driveway can be installed without a planning application under permitted development rights. This depends on the site and drainage, not simply the use of resin. Conservation areas, listed properties and access changes need particular attention. Check the local council requirements before starting; see the planning guidance on this page.
Can resin be laid over existing tarmac or concrete?
Sometimes, if the base is stable and compatible with the chosen resin system. We assess cracking, movement, levels and drainage. A porous resin top layer does not make an impermeable existing base permeable.
Can you quote from measurements and photographs?
Yes. Send the postcode, approximate length and width, and photographs of the full area and any damaged sections via WhatsApp. We may need a site assessment to confirm excavation, base condition and drainage before fixing the specification.
How soon can I use the finished surface?
Curing time depends on the selected system and installation conditions. We confirm when pedestrian and vehicle use can resume and provide the relevant aftercare instructions.
Do you offer UV-stable and non-UV resin-bound options?
Yes. We discuss both options where suitable for the application. UV-stable resin is recommended for exposed outdoor finishes where colour stability matters. Non-UV resin can change colour in sunlight, so its limitations and suitability are explained before the product is agreed.
Do you offer commercial rates for large projects?
Yes. We provide project-specific commercial rates for larger resin-bound areas, including pool surrounds, clubhouses, restaurants, hotels and visitor facilities. Send the measured area, site location, plans, existing-surface details and required programme so we can price the complete package.
Can you install resin-bound swimming pool surrounds?
We welcome pool-surround enquiries as part of our commercial resin-bound service. The selected system must suit wet use, drainage, cleaning and the required slip performance. We agree the specification for the surrounding walking and seating areas; this is not pool-shell lining.
